We are seeking an experienced Fractional Estate Manager to oversee the maintenance, operations, and vendor coordination of multiple private residential estates. This role is responsible for ensuring each property is maintained to the highest standards year\-round, coordinating service providers, managing preventative maintenance schedules, overseeing seasonal openings and closings, and serving as the primary point of contact for property\-related operations. The ideal candidate is highly organized, proactive, and experienced managing luxury residential properties, contractors, and facilities projects across multiple locations. Key Responsibilities Estate Operations \& Facilities Management Oversee day\-to\-day operations of multiple residential properties. Conduct routine property inspections and identify maintenance needs. Develop and manage preventative maintenance schedules for all estates. Ensure all mechanical, electrical, plumbing, HVAC, irrigation, security, and life\-safety systems are operating effectively. Coordinate emergency repairs and respond to property issues as needed. Vendor \& Contractor Management Source, vet, onboard, schedule, and supervise vendors, contractors, and service providers. Manage landscaping, housekeeping, pool, security, pest control, HVAC and specialty vendors. Obtain competitive bids and oversee project execution. Monitor vendor performance and ensure work meets quality standards. Maintain vendor contracts, certificates of insurance, and service records. Seasonal Property Management Coordinate seasonal openings and closings of properties. Prepare homes for owner arrivals, holidays, and special events. Conduct pre\-arrival and post\-departure inspections. Ensure furnishings, equipment, and household systems are properly secured during off\-seasons. Capital Projects \& Maintenance Oversee property improvement projects, renovations, and capital expenditures. Track project timelines, budgets, and contractor deliverables. Coordinate permitting and inspections when required. Maintain detailed records of repairs, warranties, manuals, and maintenance histories. Financial \& Administrative Management Prepare and manage annual maintenance and operating budgets. Review invoices and approve expenditures within authorized limits. Maintain property inventories and asset records. Prepare regular property status reports for ownership. Owner \& Family Support Serve as primary liaison between ownership and property service providers. Anticipate estate needs and proactively recommend improvements. Ensure homes are maintained in a “guest\-ready” condition. Coordinate special requests and property\-related logistics. Qualifications 5\+ years of estate management, luxury property management, facilities management, or related experience. Experience overseeing multiple residential properties preferred. Strong knowledge of residential building systems, preventative maintenance, and vendor management. Excellent project management and organizational skills. Ability to manage multiple priorities and properties simultaneously. Proficiency with Microsoft Office and property management software. Valid driver’s license and reliable transportation. Preferred Experience Experience managing seasonal, or luxury residential properties. Background in facilities management, construction management, hospitality, or private service. Knowledge of seasonal property operations and storm preparedness. Compensation Flexible fractional engagement. Competitive compensation based on experience and number of properties managed. * Mileage reimbursement and project\-related expenses provided. Location: Paradise Valley, Scottsdale AZ (multiple estates) Schedule: Flexible, year\-round engagement with increased activity during seasonal openings, closings, and major projects. Pay: From $75,000\.00 per year Work Location: In person
