Job Overview

Lightworkers Home Loans, Inc. is seeking a highly detail\-oriented and experienced Pricing Margin Specialist to support our direct\-to\-consumer mortgage refinance platform. This role is critical to the front\-end loan process and will focus on building complete and accurate loan files, pulling credit, analyzing borrower liabilities, mapping out debts to be paid off, and preparing files for precise pricing review by a Loan Officer.

The ideal candidate will understand how loan structure, payoff strategy, escrows, borrower\-paid compensation, lender credits, debt consolidation, and cash\-to\-close all interact within a refinance transaction. This person will play a key role in helping the sales team present accurate loan proposals while minimizing surprises later in the process.

This is not simply a file setup role. We are looking for someone who can think critically, identify discrepancies early, and create a clean, well\-structured file that allows the Loan Officer to present the most accurate and competitive refinance solution possible.

Key Responsibilities

  • Build out mortgage refinance files accurately and completely in the loan origination system
  • Pull and review credit reports and accurately input borrower liabilities, housing history, and obligations
  • Analyze credit tradelines, installment loans, revolving debt, mortgages, tax liens, judgments, and other liabilities relevant to loan qualification and loan structuring
  • Map out debts and liabilities that are being paid off through the refinance to ensure accurate cash\-to\-close figures and loan proceeds calculations
  • Review mortgage statements, payoff quotes, property tax information, homeowner’s insurance, and related obligations to support accurate pricing and fee setup
  • Assist in determining accurate loan amounts, payoff structure, escrows, prepaid items, and borrower funds needed at closing
  • Prepare the file so the Loan Officer can efficiently price the loan with confidence and present accurate proposal options to the borrower
  • Identify discrepancies between credit, application data, mortgage statements, payoff demands, or proposed loan structure
  • Support pricing strategy by helping ensure the front\-end structure aligns with borrower objectives and company margin requirements
  • Work closely with Loan Officers, operations staff, and leadership to ensure loan files are complete, clean, and ready for fast execution
  • Maintain data integrity in CRM, LOS, and pricing systems
  • Help reduce front\-end structuring errors that can impact disclosures, borrower expectations, or profitability
  • Qualifications

  • Minimum
  • 2 years of mortgage operations, disclosures, pricing support, loan setup, or mortgage file structuring experience

  • Strong understanding of refinance transactions, including
  • rate\-and\-term refinance, cash\-out refinance, FHA Streamline, VA IRRRL, and debt consolidation scenarios

  • Experience reviewing and interpreting credit reports and borrower liabilities
  • Strong understanding of how debts to be paid off affect loan proceeds and cash to close
  • Experience working with mortgage statements, payoff demands, escrow calculations, taxes, insurance, and prepaid interest
  • Familiarity with mortgage pricing concepts including lender credits, borrower\-paid compensation, and margin sensitivity
  • High attention to detail and ability to identify errors before they become downstream problems
  • Strong organizational and analytical skills
  • Comfortable working in a fast\-paced mortgage environment with tight turn times
  • Ability to communicate clearly with Loan Officers and operations team members regarding file readiness and structuring concerns
  • Preferred Qualifications

  • Experience in wholesale mortgage lending or broker channel operations
  • Familiarity with LOS, pricing engines, and CRM platforms
  • Experience supporting refinance\-focused sales teams
  • Knowledge of FHA and VA refinance structuring nuances
  • Ability to think beyond data entry and proactively solve structuring issues
  • Strong understanding of mortgage compliance and disclosure timing considerations

Pay: $40,000\.00 \- $50,000\.00 per year
