Overview

Atrium Housing is seeking an Asset Manager – Affordable Housing to oversee financial performance, compliance coordination, and third\-party property management for a growing portfolio of LIHTC and HUD\-assisted multifamily communities. The portfolio includes new construction lease\-ups and rehabilitation projects utilizing LIHTC, HUD PBRA/PRAC/Section 8, HOME, and CDBG funding.

This role is ideal for professionals transitioning from regional property management, compliance leadership, or early\-stage asset management who want portfolio\-level responsibility in a flexible remote environment.

Key Responsibilities

Portfolio \& Financial Performance

  • Monitor occupancy, NOI, collections, and expense trends.
  • Review monthly financial reports and assist with annual budgets and variance analysis.
  • Identify operational or financial risks and recommend corrective actions.
  • Support capital planning and reserve analysis.
  • Compliance Coordination

  • Work with external consultants to ensure compliance with LIHTC, HUD PBRA/PRAC/Section 8, HOME, and CDBG programs.
  • Track audits, agency reviews, and investor requirements.
  • Build working knowledge of regulatory frameworks over time.
  • Property Management Oversight

  • Serve as liaison to third\-party property management firms.
  • Review performance reports and KPIs.
  • Conduct periodic performance calls and site reviews.
  • Development \& Lease\-Up Support

  • Assist development teams during lease\-ups and rehabilitation stabilization.
  • Support rent positioning and compliant marketing strategies.
  • Operations

  • Maintain portfolio dashboards and reporting templates.
  • Coordinate with accounting and development teams.
  • Delegate administrative tasks to a dedicated virtual assistant.
  • Qualifications

    Required

  • 4–7\+ years in affordable housing property management, compliance, or asset management
  • Experience with LIHTC and/or HUD\-assisted properties
  • Ability to manage multiple properties remotely
  • Comfort reviewing financial reports
  • Strong communication and organizational skills
  • Preferred

  • Bachelor’s degree in Accounting, Finance, Business, Real Estate, or related field
  • Industry certifications
  • Experience overseeing third\-party property managers
  • Familiarity with Yardi, RealPage, or similar systems
  • Exposure to lease\-ups or rehabilitation projects
