Overview
The Investors Pool by Fractional Syndication LLC is a full\-service real estate investment company that has their own in\-house real estate fund, an SEC Reg D \& Reg S Real Estate Tokenization fund. We buy distressed properties to either wholesale to other investors or to renovate and hold as rentals. We acquire properties in multiple states within the US, but we will also fund/lend on projects outside the US within US\-friendly territories.
We are seeking 2 highly motivated and driven real estate acquisition specialists to join our growing team. This critical role serves as the cornerstone of our expansion, responsible for identifying, evaluating, and securing real estate investment opportunities for us to buy and hold or to wholesale to other investors. As an Acquisition Specialist, you will develop an intimate, insider understanding of our target markets and build a robust network of listing agents and industry professionals. Your expertise will be instrumental in expanding our proprietary database, which serves as the foundation for our future acquisitions. Responsibilities
The Acquisition Specialist plays a vital role in our daily operations, leading efforts to uncover and capitalize on lucrative property investments.
- Identify potential property acquisition opportunities through market research, networking, and outreach efforts.
- Evaluating and analyzing all potential investment properties, including confirming critical data, conducting/coordinating inspections and estimating repair costs to determine an accurate After Repair Value (ARV) and appropriate next steps
- Performing quarterly market analyses for each market within the company’s portfolio/desired reach
- Managing/Sending all offers and necessary documentation to homeowners or listing agents, with an eye on creating “win/win” situations for all sides
- Following up on open offers to confirm next steps/negotiations
- Build relationships with local agents to drive high\-value pocket listings
- Follow company processes and procedures to ensure profitable acquisitions every time
- Recruit property scouts to generate motivated seller leads in key market(s)
- Negotiate terms and conditions with property owners, brokers, and other stakeholders to secure favorable deals.
- Conduct comprehensive due diligence, including reviewing legal documents, property management records, and compliance with Fair Housing regulations.
- Collaborate with marketing teams to develop compelling proposals and presentations for prospective sellers.
- Maintain organized records of all acquisition activities, negotiations, and correspondence.
- Stay informed about local real estate laws, zoning regulations, and market trends to inform strategic decisions.
- Build and nurture relationships with property owners, real estate agents, legal advisors, and community partners to facilitate smooth transactions.
- Skillful and effective negotiators

- Able to effectively evaluate real estate, including values and repair needs
- Well\-versed in the entire real estate acquisition process, from analysis to close
- Good at managing time and creating effective and organized processes and workflows
- Effective communicators with strong interpersonal skills, enabling them to build meaningful internal and external relationships.
- Proven experience in real estate acquisitions or property management with a strong understanding of sales and negotiation techniques.
- Excellent communication skills in multiple languages; bilingual abilities are highly desirable.
- Knowledge of Fair Housing regulations, real estate law, and property management best practices.
- Strong organizational skills with the ability to manage multiple projects simultaneously.
- Customer service orientation with a talent for building trustful relationships.
- Administrative experience related to real estate transactions or legal documentation is preferred.

The ideal candidate will be charismatic and outgoing, with the ability to easily build rapport with sellers, listing agents, and other essential contacts. To be considered, we need you to come to the table with a strong understanding of exit strategies and financing, with a critical eye for what makes a great deal. We offer a highly competitive compensation structure designed to reward top performers

and beyond.
Compensation Component Details
Base Salary: A reliable $1,000 monthly take\-home base (No Taxes Deducted)
Commission Rate: A generous 15% commission on every closed deal.
Average Commission: The avg. commission per closing ranges from $2,500 to $10,000\.
Expected Volume: Most specialists close their first deal within 30 days, then within 60 days they close 2 deals per month, and then they will start closing a deal per week after their initial 90\-120 days (4 closings per month), with top producers scaling to 6\-8 deals per month within their first year.
