Facilities Services' responsibilities include Interior and Exterior Facilities Support, Construction, Space Management, and Environmental Services.

  • Plant Operations Zone Lead position supervises the Plant Operations zone of Health Sciences, Summerville, and Forrest Hills campuses for the maintenance, record keeping, personnel, and communications. Plant Operations is a 24 hour operation that supplies utilities to the University campus and to the Medical Center. Plant Operations is responsible for the operation, maintenance and repair of major mechanical building utility equipment to include chillers, boilers, compressors, vacuum pumps, cooling towers, etc. Plant Operations is also responsible for the water treatment and repair of major hydronic and steam systems. The Zone Lead will need to be available to routinely come in to assist with emergency situations after hours.

    Responsibilities

  • The job duties include, but are not limited to:

    Daily Zone Lead Operations

    Ensure employees leave equipment in safe working conditions, and take immediate action if employees notify lead of dangerous situations.

    Document and notify zone manager of any equipment failure and/or potential failures.

    Document all corrective actions in detail on assigned work requests.

    Schedule quarterly, mid\-annual, and annual preventative maintenance on AU equipment based on manufactures required preventative maintenance requirements.

    Schedule all preventative maintenance so that it does not disrupt the operation of AU buildings or its customers.

    Schedule delivery of needed materials to complete daily and preventative maintenance according to when the equipment is scheduled for service.

    Keep records of completed daily and preventative maintenance work orders as well as any future work that needs to be completed.

    Communicate to building coordinators and zone manager of any shutdowns that need to occur to complete preventative maintenance of equipment.

    Communicate to building coordinators and zone manager once preventative maintenance is complete and equipment has been returned to normal operation.

    Leadership

    Utilize effective critical thinking and strong problem\-solving skills to make decisions and communicate tactfully with zone staff, leadership, and customers.

    Provides training to zone staff regarding new methods, policies, procedures, safety and related topics.

    Provides zone strategic planning, sound leadership, and gives direction to facilities employees.

    This position will provide clear goals and expectations to zone staff.

    Attend weekly meetings with the zone manager to update work orders completed as well as progress and upcoming projects.

    Works closely with zone staff to provide guidance and developmental plans for all staff to be successful as well as identifying opportunities for all staff to excel.

    Communicate to zone manager, director, assistant director of any emergency repairs that need to be completed.

    Coordinate within zone and with other zones to apply manpower and equipment to solve issues as they arise.

    Meet monthly with zone manager independently to discuss work orders and potential issues.

    Help in the field as needed.

    Responds to Work Request

    Assign and ensure department responds to work orders in a quick and timely manner.

    Communicate with customer explaining if work order is completed or if further work needs to be completed.

    Provide supervision to ensure troubleshooting and repairing of equipment is completed in a quick and timely manner.

    Schedule shutdowns with building coordinators and zone manager to ensure Augusta University buildings and its customers are not being disrupted.

    Communicate with zone manager any future work that needs to be completed to ensure all equipment is effectively operating.

    Document and notify zone manager of any equipment failure and/or potential failures.

    Document all corrective actions in detail on assigned work requests.

    Review work orders for zone, assure accuracy and thoroughness.

    Assure labor time is applied to all work requests.

    Pull work order requests and prepare metrics and reports.

    Physically verify a random sampling of at least 10% of work orders per month.

    Track and assure there is no back log of work orders.

    Performs Related Work as Required

    Expected to work overtime in emergency situations and when needed.

    Required Qualifications

  • High School diploma or GED from a recognized State or Federal accredited organization and five years applicable maintenance experience

    Must have a valid driver's license and be qualified to operate Augusta University vehicle

  • Additional Preferred Qualifications

    Certified door or hardware consultant.

    Preferred Educational Qualifications

    EPA Certification (or the ability to obtain within 6 months of hire)

    Associates Degree from an accredited college or university and 5 years' experience in any field and an understanding of other trades.

    Supervisory with experience in management of personnel and techniques of chillers, high temperature, generators, boilers, and associated distribution equipment \& systems.

    UST Class A/B Operator.

    One year of building automation systems.

    Preferred Experience

    Ten years of experience in a facilities maintenance and/or construction field, with a minimum of five years of supervisory experience.

  • ABILITIES

    Must be able to communicate effectively (over the phone as well as in person) and have memory for details (to forward information both verbally and written or electronic communication). Must be able to handle several tasks at once, yet prioritize them in order of importance.

    Position requires daily communication with Plant Manager and shop personnel, as well as other Facilities Operations Zone Managers, Leads and personnel. Frequent contact with AU staff members and building coordinators as well as utility providers, outside contractors, and consultants. All Augusta University positions are responsible for promoting a customer friendly environment and providing superior service as a part of their job.

    KNOWLEDGE

    Ability to read and interpret blueprints, plans, and specifications. Knowledge in mechanical engineering practices and design.

    SKILLS

    Prioritizing the maintenance and repair of utility providing equipment with available personnel and budget.

    Pay Band: 12

    Salary to be commensurate with qualifications of the selected candidate within the established range (generally minimum\-midpoint) of the position
