Under general supervision and according to established procedures; performs a variety of routine to semi\-skilled general corrective/preventive maintenance duties in the repair, alteration and modification of Hospital building, equipment, and facilities.

- Professional, Supervisory and Managerial Staff, keep abreast of all pertinent federal, state and NSMC regulations, laws, and policies as they presently exist and as they change or are modified.
- Managerial Staff ensure that their staff are trained and evaluated on their knowledge of and adherence to compliance policies and procedures specific to their jobs.
- Job Specific Responsibilities (e.g. clerical, patient care, food service, supervisory, etc.)
- Participates in a system of scheduled repairs to items requiring maintenance and/or service.
- Performs repairs upon receipt of authorized Departmental work order, telephone or beeper requests.
- Receive assignments and work orders. Review work orders, priority status and design time schedules. Sketch plans and/or read and interpret blueprints, diagrams, operating manuals and manufacturer's specifications; estimate time, material and cost requirements to install repair. Operate and test new equipment.
- Performs corrective/preventive maintenance on a variety of equipment according to established procedures; inspects, calibrates, adjust, lubricates, and repairs or replaces components. Services or repairs less complex equipment; schedules and maintains records of maintenance and repairs
- Diagnoses system malfunctions on a variety of mechanical, plumbing, HVAC, and/ or electrical equipment. Dismantles and repairs or replaces defective parts; reassembles, ts and reinstall repaired equipment
- Performs a variety of general semiskilled\-to\-skilled maintenance, alteration and repairs to machinery, equipment, or facilities as assigned or in accordance to basic skills and abilities, and standard procedures, diagrams, or manufacturers instructions, such as the following:
- Performs a variety of routine manual duties as required, such as moving supplies, furniture, equipment, removing trash, scrap materials, installing/repairing insulation, miscellaneous flooring repairs, glass replacement, minor patching/painting as required.
- May respond to calls for emergency repairs; completes repairs and documents service rendered.
- Performs and documents scheduled inspection/testing, necessary to maintain conformance to code requirements.
- Performs and documents equipment repairs; may test new and repaired equipment before it is put into service.
- May assist in training staff in operation and repair of equipment.
- Orders supplies and parts according to established procedures.
- May assist in evaluating new equipment.
- Establishes and maintains courteous, cooperative relations when interacting with with patient, visitors, other staff members, and the public.
- Assist other trades personnel as needed in handling materials on major repair or installation projects.
- Maintains all required records and information pertinent to costing out work assignments as required.
- Keep work areas orderly, clean and safe. Assure proper care in use of tools, equipment and supplies.
- Responds to "Code Red" calls.
- Maintain and comply with Codes and requirements of accreditation and regulatory agencies.

a. Routine Electrical Maintenance
o Replacement/Cleaning of fluorescent/incandescent lamps and fixtures.
o Replacement of cord caps and connectors. (120 volts or less)
o Performs initial diagnosis of loss of electrical power; resets breaker or replaces fuses (240 Volts/30 Amps or less)
o Checks all lighting in and around the Hospital buildings on a regular basis.
b. Routine H.V.A.C. Maintenance
o Replacement of air filters and belts.
o Lubrication of dampers, fans and motors.
o Performs initial diagnosis of temperature complaint calls:
o Thermostat Adjustment Fan Coil Units Radiators Window A.C. Units
c. Routine Mechanical Maintenance
o Minor repairs to beds, stretchers, wheelchairs and other rolling stock.
o Adjustment of door closers.
o Repair/replacement/adjustment of door pivot and/or butt hinges.
o Perform bed inspection/P.M.
o Check pump and motor operation.
d. Routine Plumbing Maintenance
o Replacement of toilet seats.
o Unplug sink or toilet drains using "non\-powered" drain cleaning equipment.
o Minor repair of faucets, flushometers, showerheads.
o Cleans traps and strainers.
o Minor repairs to medical gas outlets.
o Inspects and performs minor roof repairs.
Qualifications

Yes Licenses and Credentials Experience Level of knowledge of equipment repair, installation, and preventative maintenance, generally acquired through two years related experience required Knowledge, Skills and Abilities \- Required: Interpersonal skills necessary in order to communicate effectively with user departments and outside vendors in acquiring and supplying Hospital personnel with requisition materials/information. \- Ability to read and write in order to read and fill out material requisitions and work orders; understand and follow written and verbal instructions in order to contact vendors to obtain supplies and equipment not maintained in inventory; and perform noncomplex arithmetic calculations in order to maintain inventory records. \- Basic computer skills which may be obtained thru on the job training. \- Must be able to operate, safely, and efficiently a variety of hand and power tools. \- Able to work independently. \- Able to work in an environment with loud noise and subject to bloodborne pathogen risk, chemicals, electricity, dust, outdoor weather conditions with extreme hot/cold, fumes/odors, electricity, and hazardous waste.
