Make a difference daily! Non\-profit housing and support services organization seeking an experienced property manager to join our team. Rate of pay will be based on experience, from $25\-29/hour.
Job/Task Functions
Responsible for the administrative portion of CASL properties, many of which have restrictions regarding target tenants and income. Ensure funding, contract, program, and grant requirements are met for each residence and/or project.
Duties and responsibilities
- Track and report on vacancies.
- Partner with leadership on marketing strategy and execution.
- Collaborate with other departments, including maintenance and case management, to maximize unit use.
- Lead policy, processes, and procedures for rental applications, income qualification, leasing, rent collection, move\-ins, move\-outs, recertifications/renewals, and notices along with the necessary supporting documentation, such as Tennant Income Certification.
- Provide ongoing quality assurance for staff as it pertains to the full leasing processes, including leadership, support, guidance, and direction.
- Ensure rental rates remain compliant with various grants, funding, contacts, etc.
- Oversee properties as it relates to the LURA attached to the property, including HUD\-COC funds for the chronically homeless, HOME funded units, SHIP funded units, etc.
- Ensure requirements of the LURA for each property are met and retain documentation for this.
- Manage and maintain financial records relating to rentals.
- Contribute to quality assurance for other contracts as requested, such as HUD, CDBG, HOME, and LIHTC.
- Provide status updates and conduct internal audits.
- Helps manage cost effectiveness; provides reports, statistics, and other requested information both internally and externally to funders.
- Attend and participate in Florida Housing Finance Corporation and other housing workshops as requested.
- Provide a positive, customer service\-oriented approach when interacting with residents.
- Check company email while on duty, responding timely, appropriately and professionally, to communicate internally and externally.
- Maintain confidentiality of all resident and financial information.
- Maintains records and files electronically in the server.
- Interact professionally with residents, co\-workers and vendors. Maintain tact and professionalism.
- Staff Supervision and Evaluation:
- Other duties and responsibilities as assigned.
- A Bachelor’s Degree is preferred.
- At least three (3\) years of experience in a property management or income verification position. Experience with LURA, SAIL, ELI, and CDBG is preferred.
- In\-depth knowledge of relevant housing regulations and requirements.
- At least two (2\) years of experience in a supervisory and leadership role.
- Experience working with individuals with mental health, substance use disorders, disabilities, or homelessness is preferred.
- Proven management skills with ability to work with teams and lead others effectively.
- Strong organizational and documentation skills.
- Highly detail oriented.
- Demonstrates excellent verbal and written skills.
- Must demonstrate above average computer skills (40 wpm).
- Must be effective in unitizing Microsoft Suite, such as Outlook, Excel, Word, and SharePoint.
- Must be able to effectively utilize electronic property management software.

- Must pass a drug screen and follow drug\-free workplace policy.
- Must maintain training as required.
- Must have a negative TB screening within 30 days of hire and annually thereafter.
- Valid Florida Driver’s License; must be able to drive with the ability to become and remain under the agency’s insurance policy.
Provides direct ongoing supervision to property management team, including support, encouragement, and mentorship. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include assigning and directing work, rewarding and disciplining team members, addressing complaints, and resolving problems. Completes staff performance evaluations according to CASL standards and implements agency personnel policies and procedures as necessary. Monitors and manages staff scheduling and service provisions. Assists in the interviewing and hiring of personnel in conjunction with the human resources department. Approve timecards for direct reports by deadline for payroll processing, including being responsive to fix errors and approve or deny PTO requests.
