Real Estate Development Operations Coordinator(Construction \& Project Coordinator) Wysteria Properties — New Orleans, LA Full\-time · About 50% in the field, 50% in the office · Reports to Principal Compensation: $60,000–$70,000 base \+ deal bonuses Benefits: Health coverage \& IRA monthly contributions · paid holidays \& vacation time Schedule: Monday–Friday, 8:00–5:00, with occasional early site meetings or evening events Start date: November 2026 We're a New Orleans development company that closes 6–8 deals a year. We specialize in historic rehabilitation financed with federal and state historic tax credits. We buy undervalued historic properties, like shotgun doubles, reposition them with high\-end finishes, and recycle the capital into larger projects. This is our first hire, the one that unlocks our next stage of growth. The Role You'll run the day\-to\-day operations of 6–8 projects at a time. That means sourcing and ordering materials, getting them to the right site on time, keeping every project on schedule and on budget, and handling the administrative work that keeps projects moving. You'll be trusted with money, keys, and confidential financials. Who Thrives Here Organized under pressure. You can keep 6–8 job sites, their materials, and their schedules straight at the same time. A sharp buyer. You compare quotes, push back on pricing, and catch an order that doesn't match the selection sheet. At home in two worlds. You're as comfortable meeting subs on a dusty job site as you are in a capital partner's conference room. Proactive. You solve problems instead of passing them along, and you know which few belong on the Principal's desk right away. Trustworthy and discreet with money, access, and deal terms. Unflappable when schedules slip, subs reschedule, and shipments arrive wrong. Required: a valid driver's license and reliable transportation. You'll also need to be comfortable on active job sites (heat, stairs, ladders, and carrying materials up to about 40 lbs). Nice to have: Construction purchasing, project coordination, or assistant project manager experience Real estate development or property management experience Knowledge of local suppliers, trade accounts, and lead times Construction scheduling or project management software (Buildertrend, Monday, Asana) QuickBooks Knowledge of Orleans Parish Safety \& Permits and/or HDLC Historic tax credit documentation MLS familiarity Why Wysteria Properties? You'll learn how development deals actually get done, from the inside: acquisition, tax credit financing, entitlements, construction, and disposition. We do enough volume that the learning compounds fast. As our first hire, you'll help shape the company, and the role grows as we do. So does your pay: the bonus plan is built so that when you help us take on more deals, you share directly in the result. What You'll Own Sourcing, Ordering \& Materials. You'll source and purchase materials, with authority to negotiate and approve orders within budget. You'll build and maintain materials schedules, track orders against project budgets, receive and inspect deliveries, and catalog and stage inventory in storage. Project Management. You'll keep every project on schedule and on budget. That includes weekly GC check\-ins with the Principal, Friday status reports, budget vs. actual tracking, change orders, and coordinating subs and deliveries. You'll also coordinate with Safety \& Permits from initial permitting through Certificate of Occupancy. Job Sites. You'll keep sites organized and secure, and make sure work is protected before the finish trades start. Project Records. You'll be the single source of truth on grout colors, tile layouts, and paint schedules, ready on demand without hunting. Financial Administration. You'll handle AP/AR across entities, utility accounts, construction draw schedules and lender deadlines, and per\-project expense tracking. You'll also support our outside CPA and bookkeeper. Historic Tax Credit Compliance. You'll work with our Architect and remote assistant to keep tax credit documentation, rehab expense records, and the photos SHPO and NPS require complete and current. You'll be the eyes on site for the photos. Principal \& Investor Support. You'll protect calendar time for site visits and capital conversations. You'll keep the contact database for capital partners, lenders, and deal flow current, and prepare deal summaries and investor materials.
