CottageSmith designs and builds custom ADUs, backyard cottages, tiny homes, guest houses, and small residential additions for families across Metro Atlanta and North Georgia. Our projects create spaces that actually matter — a cottage for aging parents, a first home for an adult child, a rental unit, a quiet home office. We're a growing design\-build company that competes on craftsmanship, clear communication, and a client experience that's genuinely better than industry standard. We're looking for a Site Superintendent who takes ownership of the jobsite — not someone who reports on problems, but someone who catches them early, keeps trades moving, and maintains a standard clients can see and feel. Literally and figuratively — you'll help shape how CottageSmith operates as we grow. What you'll do Own the jobsite day\-to\-day. Coordinate subs, vendors, deliveries, inspections, and site access. Make sure work is done to plans, code, and CottageSmith standards. Walk the site constantly — checking quality, progress, cleanliness, safety, and readiness for the next trade. Confirm each phase is complete before the next one begins. Keep trades accountable. Sequence work correctly, confirm arrival times and materials, communicate expectations clearly, and hold trade partners to schedule and quality. When delays, conflicts, or workmanship issues show up — and they will — catch them fast and bring a solution. Protect quality all the way through. Inspect work continuously, not just at punch. Maintain high standards through framing, rough\-ins, insulation, drywall, trim, and finishes. Use checklists, photos, and field notes so issues get caught and corrected before they're buried. Keep the project documented. Log jobsite activity in Buildertrend daily — photos, progress notes, inspection tracking, weather delays, trade activity, and anything that might drive a change order or scope question. Keep the PM and office team informed with accurate, timely field information. Manage materials and site readiness. Coordinate deliveries, verify materials against scope and selections, protect stored materials, and make sure trades have what they need before they show up. Handle inspections and code compliance. Coordinate with the PM on required inspections, make sure work is ready before they're scheduled, follow up on any corrections, and ensure everything meets code and permit requirements. Represent CottageSmith on site. Clients will see you. Communicate professionally, escalate questions and scope requests to the PM quickly, and help create a calm, organized, confidence\-building experience from day one to move\-in. What we're looking for You're a field leader — organized, proactive, and solution\-minded. You understand residential construction sequencing cold. You can read plans, spot issues, and ask the right questions early. You hold a high bar for quality and you keep the jobsite clean, safe, and professional. You communicate clearly up and down — with trades, the PM, and clients on site. Required: 5\+ years of residential construction experience Prior experience as a Site Superintendent, Assistant Superintendent, Lead Carpenter, or similar field leadership role Strong knowledge of residential construction methods and sequencing Ability to read and interpret residential plans, scopes, and specifications Experience coordinating subs, vendors, inspections, deliveries, and field schedules Strong eye for quality — you catch issues before they become expensive Comfortable with Buildertrend or similar construction management software Valid driver's license, reliable transportation, and ability to travel throughout Metro Atlanta and North Georgia Nice to have: Experience with custom homes, ADUs, additions, renovations, guest houses, or detached structures Familiarity with site work, foundations, utilities, septic coordination, framing, MEP rough\-ins, exterior and interior finishes, and final punch Design\-build experience Familiarity with energy\-efficient or building\-science construction practices Buildertrend experience with daily logs, schedules, photos, punch lists, and client communication What success looks like Your jobsites are organized, safe, clean, and moving. Trades know where to be, what to do, and what standard is expected. Buildertrend is current. Quality issues get caught before they're covered up. Clients feel confident when they visit. The PM has accurate field information without having to chase it. Punch lists are short because quality was managed throughout the whole build. Most importantly — families move into a space they're proud of. That's the job. Pay: $65,000\.00 \- $90,000\.00 per year Work Location: In person
