Leasing Agent Responsibilities – Summary

Lead Management \& Communication
- Respond to inbound leads from Zillow, Apartments.com, Facebook Marketplace, and website inquiries
- Follow up with prospects via call, text, and email to drive applications
- Answer questions regarding availability, pricing, and application requirements
- Maintain consistent communication until lease is signed or lead is closed
- Guide prospects through the online application process
- Review applications for credit, income, rental history, and background criteria
- Communicate approvals, denials, and next steps to applicants
- Affordable homes income qualification and regulations
- Coordinate with management on application decisions when needed
- Schedule and conduct property showings (in\-person or self\-guided)
- Host open houses, including evenings and weekends
- Present units and highlight features to prospective tenants
- Overcome objections and close prospects on submitting applications
- Assist in converting approved applicants into signed leases
- Create and update rental listings across platforms (Zillow, Apartments.com, etc.)
- Write captions and promotional content for listings and social media
- Post daily on social media to promote available units and specials
- Create and manage sponsored ads to generate new leads
- Film and edit video content for property marketing
- Communicate with maintenance and cleaning teams regarding unit status
- Track which units are ready, in progress, or need work
- Ensure units are properly marketed once ready
- Use Buildium (or property management system) to track tenants, applications, and leases
- Maintain lead tracking sheets and update statuses regularly
- Organize applicant and tenant information for easy access
- Provide support to current tenants with basic questions or concerns
- Route maintenance requests or issues to appropriate team members
- Maintain a professional and positive experience for all prospects and tenants
