ASSISTANT MANAGER JOB DESCRIPTION
Lakeside Property Rentals is a locally owned, full\-service leasing and property management company located in Loudon, Tennessee. Our agency is dedicated to providing property owners, tenants and guests with diligent and attentive service. We strive to offer exceptional homes for rent in East Tennessee. Property Management is a customer\-service industry. Therefore the position requires regular and reliable in\-office hours during business hours. Remote work is not an option.
This position is primarily responsible for assisting the Property Manager in effectively managing the properties, including lease management, property management, client relations and office assistance. The overall objective of the Property Management Assistant is to effectively assist with the managing the office and the properties in the most cost effective manner possible while providing an exceptional level of customer service to our clients, homeowners, tenants, guests and contractors.
At this time Lakeside Property Rentals is seeking a part\-time assistant to help with the management of prospective tenants as related to leasing single\-family homes. There is potential for future growth and more hours.
JOB DUTIES
\
- Respond to calls and emails from prospective tenants
- Orientation of new residents.
- Develop and maintain courteous and effective working relationships with homeowners, tenants. contractors, and any other representatives or external organizations.
- Ability to manage difficult or emotional customer situations in a calm and efficient manner.
- Help monitor lease renewals and expirations.· Work with other staff in such a manner as to maintain a cordial and efficient environment.
- Excellent communication skills in both verbal and written.
- Excellent problem solving, listening and reasoning skills.
- Professional presentation and demeanor at all times throughout the workday and whenever representing the organization. Business casual attire is expected.
\*Show homes to prospective tenants
\*Maintain the wait list.
\*Assist with move\-in tasks.
\
\*Manage Turnover Tasks: Lease renewals, lease terminations, and other turnover tasks.
\
\*Must be able to effectively communicate with a diverse population and group of personalities.
\
\
\*Ability to problem solve. Identify and resolve problems in a timely manner. Gather and analyze information quickly \& skillfully; develop alternative solutions.
\*Cost consciousness – works within an approved budget. Be aware of office supply costs and do things such as print in Black and White as much as possible. Save documents as PDF’s as much as possible to reduce paper usage.
· Understand and ensure adherence to all Fair Housing, Americans with Disabilities Act and Fair Credit Reporting Act and other laws related to leasing.
QUALIFICATIONS
\*Affiliate Broker or Broker License with the Tennessee Real Estate Commission is required
\*Experience as a Residential Property Manager is a huge plus
\*Strong organizational and administrative skills.

\*Must be able to work as a team, be willing to take direction and guidance, interact with others in a professional/pleasant manner and exercise problem\-solving skills.

BENEFITS
This is an hourly position with bi\-weekly pay periods. The office hours are Monday through Friday, from 9\-5\. This individual will start at 10\-15 hours per week.
