Licensed Residential Architect w/ Project Management Experience We are seeking a hands\-on Florida\-licensed Architect with experience designing and delivering high\-end single\-family homes. This is not a purely conceptual design or desk\-based drafting position. The successful candidate will be actively involved in projects from initial design and permitting through construction and completion. The Architect will prepare and coordinate architectural drawings, assist with municipal permitting, visit active construction sites, work directly with contractors and consultants, and help ensure that construction conforms to the approved plans, applicable codes, project schedule, and design intent. The ideal candidate understands both how to draw a house and how to get it built. This person must be comfortable resolving real\-world construction issues, coordinating with trades, responding to building department comments, and representing the ownership team in the field. Responsibilities Prepare complete architectural drawing sets for new single\-family homes, renovations, and additions. Develop schematic designs, floor plans, elevations, sections, reflected ceiling plans, roof plans, schedules, details, and construction documents. Translate design concepts and owner sketches into accurate, coordinated, and buildable plans. Coordinate architectural drawings with structural, civil, mechanical, electrical, plumbing, landscape, pool, and other consultants. Review plans for code compliance, dimensional accuracy, constructability, and coordination before permit submission. Sign and seal architectural documents when appropriate and legally permitted. Prepare and manage permit submissions with municipalities and other regulatory agencies. Respond to building department comments and coordinate plan revisions through permit issuance. Communicate directly with plan reviewers, zoning staff, inspectors, consultants, and permit expediters. Track permit status, outstanding comments, approvals, revisions, and required documentation. Conduct regular site visits during construction. Observe construction progress and verify general compliance with the approved plans and design intent. Identify field conflicts, incomplete work, quality concerns, and deviations from the construction documents. Assist contractors with interpretation of architectural drawings and resolution of field conditions. Review shop drawings, product submittals, samples, mockups, and requests for information. Prepare supplemental details, sketches, architect’s supplemental instructions, and plan revisions as required during construction. Participate in owner\-contractor meetings and document key decisions, open items, and required follow\-up. Assist with construction scheduling, material selections, procurement coordination, inspections, punch lists, and project closeout. Work closely with ownership to control design quality, construction cost, schedule, and execution. Maintain organized project records, including permit documents, revised drawings, approvals, submittals, site reports, photographs, and correspondence. Required Experience and Qualifications Active Registered Architect license in the State of Florida. Professional degree in architecture from an accredited program. Demonstrated experience preparing construction documents for single\-family residential projects. Strong working knowledge of the Florida Building Code, residential construction requirements, accessibility requirements where applicable, and local zoning regulations. Experience obtaining permits and responding to municipal building department comments. Experience performing construction administration and visiting active construction sites. Strong understanding of residential construction methods, assemblies, waterproofing, roofing, windows and doors, structural coordination, exterior finishes, and interior detailing. Ability to produce clear, coordinated, and technically accurate drawings. Proficiency in AutoCAD and Revit. SketchUp or comparable three\-dimensional modeling experience is strongly preferred. Ability to read and coordinate architectural, structural, civil, mechanical, electrical, and plumbing plans. Strong communication skills and the ability to work effectively with owners, contractors, subcontractors, consultants, inspectors, and municipal personnel. Ability to manage multiple projects, deadlines, permit submissions, and construction issues simultaneously. Valid driver’s license and reliable transportation for site visits and meetings. Preferred Qualifications Five or more years of experience with custom or high\-end single\-family residential projects. South Florida permitting and construction experience. Familiarity with the City of Miami, Miami Beach, Coral Gables, Miami\-Dade County, Broward County, and surrounding jurisdictions. Experience with modern, contemporary, or modern\-tropical residential architecture. Experience detailing complex façades, cantilevers, curved architectural elements, large\-format glazing, terraces, balconies, pools, and indoor\-outdoor living spaces. Experience acting as an owner’s representative, project architect, construction administrator, or assistant construction manager. Familiarity with project budgeting, bid comparisons, construction schedules, change orders, payment applications, and contractor negotiations. Strong visualization and presentation capabilities. Ideal Candidate The ideal candidate is practical, responsive, organized, and comfortable taking ownership of a project. We are looking for someone who can move seamlessly between architectural drawings, permit meetings, contractor coordination, and field inspections. This role is best suited for an architect who enjoys being involved in construction and solving problems—not someone interested only in conceptual design or rendering. Work Environment This position requires a combination of: Office\-based architectural and permitting work. Meetings with municipal agencies and consultants. Regular visits to active construction sites. * Direct communication with ownership, contractors, and trades. The Architect must be willing to spend meaningful time in the field and remain actively engaged throughout construction. Pay: $60,000\.00 \- $100,000\.00 per year Work Location: Hybrid remote in Miami, FL 33133
