Community Chance builds and invests in new construction residential real estate in Seattle’s Magnolia neighborhood. Our aim is to develop and maintain unique properties with timeless design and long\-term value. We build custom high\-end residential homes and communities, adding density to one of Seattle’s oldest neighborhoods and increasing our city’s needed housing supply. We are seeking a highly organized and detail\-oriented Operations \& Compliance Assistant to support the day\-to\-day operations of our growing development company. This role is ideal for someone who enjoys creating order, managing details, maintaining compliance, and helping to keep multiple projects moving forward simultaneously. (See some of our past builds here: www.communitychance.com/projects) Specific duties include compliance tracking, subcontractor vetting and tracking, insured portfolio management, property management administration, and operational support across multiple business functions. The successful candidate will work closely with the Operations Manager to ensure insurance, subcontractor compliance, property management administration, and operational processes run smoothly and efficiently. This is an ideal position for an experienced administrative or operations professional looking to build a long\-term role within a growing real estate development company. Compliance \& Operations Support · Maintain regulatory, licensing, and compliance records. · Track filing deadlines and reporting requirements. · Maintain digital filing and document management systems. · Support internal audits and compliance reviews. · Support special projects and strategic initiatives as assigned. · Provide administrative and operational support as needed. 2\. Subcontractor Qualification \& Compliance · Manage subcontractor prequalification and onboarding processes. · Collect, review, and maintain subcontractor qualification documents. · Verify licenses, certifications, insurance coverage, and compliance requirements. · Track subcontractor documentation expirations and renewal deadlines. · Renew subcontractor qualifications at the start of each project. · Maintain subcontractor databases and qualification records. · Follow up on outstanding documentation and compliance items. 3\. Insurance Portfolio Management · Manage the company’s insured portfolio, including policies, certificates, renewals, and related documentation. · Coordinate with insurance brokers, carriers, lenders, and legal professionals as needed. · Monitor policy expiration dates and coordinate renewals and policy changes with mortgage servicers. · Maintain accurate insurance records and ensure documentation is current and accessible. · Support risk management initiatives and insurance\-related reporting requirements. 4\. Property Management Administration · Assist with management of company\-owned rentals. · Coordinate tenant communications and service requests. · Track lease documentation, key dates, and compliance requirements. · Maintain organized property records and files. · Coordinate with contractors, vendors, and service providers as needed. · Support inspections and follow\-up documentation. Qualifications · Must reside in the Seattle metropolitan area and have a distraction\-free, dedicated workspace. · Minimum 3 years of experience in administrative, operations, compliance, property management, construction administration, or related roles. · Exceptional organizational skills and attention to detail. · Strong written and verbal communication skills. · Ability to work independently with minimal supervision while collaborating effectively with a small team. · Strong follow\-through, ownership, and accountability. · Proficiency with Microsoft Office, Google Workspace, and Dropbox. Preferred Qualifications · Experience in real estate development, construction, property management, insurance, or related industries. · Familiarity with insurance administration, subcontractor qualification, and compliance documentation. · Experience with project management and document management software. · Understanding of risk management and insurance administration. · WIX proficiency. Success in this role means becoming a trusted right hand to the Operations Manager by ensuring the company’s insured portfolio is properly maintained, subcontractors remain qualified and compliant, property management responsibilities are organized, and operational details are handled accurately and efficiently. Compensation · Compensation: $30\-$35/hour, based on experience and qualifications. · Paid vacation and holidays. · Company\-matched Simple IRA up to 3% · Flexible scheduling options: Core hours 9am\-3pm (or some variation), as some duties are expected to occur outside of regular office hours. · Collaborative and supportive work environment. · Opportunity to grow alongside a long\-term real estate investment and development company.
