Job Description: ControllerPosition Summary

The Controller is responsible for overseeing the organization’s day\-to\-day accounting operations, financial reporting, and compliance across the development pipeline and property management portfolio. This role ensures accurate and timely financial statements, job cost and project reporting, cash management, lender and regulatory compliance (including LIHTC, HUD, and similar programs, as applicable), and the maintenance of strong internal controls.

The Controller is a hands\-on leader who manages the accounting function and partners closely with Development, Construction, Property Management, and Advisory teams to support operational performance.

  • Key Responsibilities
  • Financial Management \& Reporting

  • Lead monthly, quarterly, and year\-end close processes while ensuring accurate, GAAP\-compliant financial statements and supporting schedules.
  • Prepare consolidated and entity\-level reporting for ownership entities, partnerships, and special purpose entities, as applicable.
  • Oversee accounts payable, accounts receivable, and general ledger functions to ensure timely processing and reconciliations.
  • Oversee treasury management functions with lending institutions.
  • Manage cash flow forecasting, banking relationships, and cash controls, including operating accounts, reserve accounts, and restricted cash.
  • Review annual budgets and monthly reforecasts for operating companies with division leaders.
  • Perform special projects assigned by the CEO.
  • Develop and maintain key financial dashboards and variance analyses to support decision\-making.
  • Update quarterly REO schedules and the CEO’s personal financial statements.
  • Ensure timely submission of 1099s and tax filings.
  • Oversee audit preparation, review, and completion for all property and corporate entities.
  • Development Accounting \& Project Controls

  • Oversee job cost accounting, including setup of new projects, cost coding, commitments, and draw tracking.
  • Coordinate with Development and Construction teams on the timely funding of fees.
  • Track revenue sources, including predevelopment loans, developer fees, management fees, advisory fees, and construction fees.
  • Manage funding and payment of project pursuit expenses during the due diligence period through financial closing.
  • Property Management \& Operational Accounting

  • Oversee property\-level accounting processes, including monthly closes, bank reconciliations, tenant receivables, and revenue recognition.
  • Partner with Property Management on delinquency monitoring, write\-offs, and cash application controls.
  • Review and support property operating budgets, reserve planning, and variance analyses, including utilities, maintenance, and contract services.
  • Ensure proper accounting procedures for security deposits, tenant assistance payments, and restricted operating reserve accounts.
  • Lead weekly portfolio financial reporting meetings with the senior property management team.
  • Compliance \& Audit Reporting

  • Ensure compliance with affordable housing program requirements impacting financial reporting, including LIHTC, HUD, HOME, CDBG, and applicable state and local programs.
  • Conduct periodic site visits to ensure property managers are following proper financial management procedures.
  • Oversee internal and external reporting calendars to ensure accurate and timely submissions.
  • Internal Controls, Policies \& Systems

  • Implement and maintain internal controls, approval matrices, and segregation\-of\-duties standards.
  • Maintain and improve accounting policies, procedures, and close checklists to support consistency and scalability.
  • Administer and optimize financial systems to ensure data integrity and user support.
  • Conduct process improvements across AP/AR expense management and reporting workflows.
  • Assist with annual portfolio property liability and corporate general liability reinsurance analysis.
  • Support risk management activities, including insurance accounting coordination and fraud prevention controls.
  • Leadership \& Cross\-Functional Partnership

  • Hire, train, and develop accounting staff while setting performance expectations and providing ongoing feedback.
  • Collaborate with Development and Property Management teams to align accounting practices with operational goals.
  • Serve as a key point of contact for lenders, investors, auditors, and third\-party managers.
  • Required Qualifications

  • Bachelor’s degree in Accounting, Finance, or a related field.
  • Active CPA license.
  • 10\+ years of progressive accounting and finance experience, including ownership of month\-end close processes and financial statement preparation.
  • 5\+ years of leadership experience managing or supervising accounting staff or outsourced accounting functions.
  • Real estate accounting experience, including project/job cost accounting and multi\-entity structures.
  • Property management accounting experience, including property\-level reporting and operational budgeting.
  • Strong knowledge of internal controls, reconciliations, and cash management.
  • Advanced Excel and Canva skills.
  • Preferred Qualifications

  • Affordable housing experience, including LIHTC partnership accounting and HUD\-funded program reporting.
  • Real estate development and advisory experience.
  • Experience with lender draws, cost certifications, and construction accounting.
  • Experience with property management systems such as Yardi, RealPage/OneSite, AppFolio, or MRI, along with accounting/ERP systems.
  • Experience working with nonprofit or mission\-driven organizations, public\-private funding, and grant accounting, as applicable.
