Job Overview
We are seeking a full\-time, in\-office Maintenance Coordinator to join our Residential Property Management Team. This administrative role is responsible for coordinating all maintenance requests, ensuring repairs are properly assigned, tracked, and completed efficiently.
\*This is an administrative position, not a repair or handyman position. This role is focused on managing and overseeing maintenance operations in office, with occasional property visits as needed.
Key Responsibilities
Maintenance Coordination
- Assign and schedule maintenance requests with vendors and home warranty companies
- Prioritize urgent and emergency repairs
- Ensure timely and satisfactory completion of all work
- Source, onboard, and manage third\-party vendors and contractors
- Negotiate pricing and service agreements
- Monitor vendor performance, timelines, and quality of work
- Receive and track maintenance requests from residents
- Create and manage work orders in AppFolio
- Follow up to ensure timely resolution of all issues
- Review property inspection reports
- Identify maintenance needs and safety concerns
- Coordinate necessary repairs and corrective actions
- Monitor maintenance expenses to stay within budget guidelines and present to property owners
- Track and report expenditures
- Identify and recommend cost\-saving opportunities
- Serve as the primary point of contact for tenants and owners regarding maintenance
- Provide updates on repairs, scheduling, and service timelines
- Keep internal team informed on status of work orders
- Maintain accurate records in AppFolio
- Track vendor performance and maintenance history
- Ensure warranties, contracts, and permits are current and properly documented
- Strong organizational, time\-management, and multitasking skills
- Excellent written and verbal communication
- Strong customer service and problem\-solving abilities
- Basic knowledge of property maintenance and repair processes
- Ability to prioritize tasks in a fast\-paced environment

Proficiency in Microsoft Suite, Google Workspace, and AppFolio\
Previous experience in property management or administrative maintenance coordination\
Familiarity with Nevada landlord\-tenant habitability laws (NRS 645/NAC) and how they apply to maintenance and safe living conditions\ \preferred, but training will be provided\
