You’ll work directly with the President/CEO, our virtual property manager, and other corporate team members from finance and marketing to ensure our properties perform at their best — both financially and socially — as Thrive expands its Milwaukee and Midwest footprint.

POSITION OVERVIEW

The Business Operations Manager plays a central role in property performance, combining leasing and resident engagement with renovation coordination and administrative support.

This role is ideal for someone who enjoys variety — from working with residents and nonprofit housing partners (including Section 8/HUD) to tracking renovation progress and improving operational systems.

You’ll collaborate directly with ownership and cross\-functional team members to ensure units are leased efficiently, operations run smoothly, and tenants enjoy an exceptional living experience. The Business Operations Manager will also oversee coordination and task alignment with Thrive’s virtual property manager, ensuring backend processes, reports, and communications are completed accurately and on time.

CORE RESPONSIBILITIES

Leasing \& Community Coordination (45%)

  • Manage all leasing activities: marketing, showings, applicant screening, and lease execution.
  • Serve as the primary liaison for nonprofit housing organizations and Section 8/HUD partners, ensuring timely inspections, move\-ins, and communication.
  • Maintain updated unit availability lists and match incoming referrals with vacant apartments.
  • Coordinate with local nonprofits and community groups to streamline occupancy and strengthen relationships.
  • Conduct new\-resident wellness checks and ensure units meet Thrive’s standards before move\-in.
  • Track occupancy, referrals, and leasing results in shared systems and monthly reports.
  • Operations \& Renovation Coordination (35%)

  • Coordinate renovation projects, unit turns, and maintenance schedules in alignment with ownership’s directives.
  • Schedule vendors, order materials, and log project costs accurately.
  • Perform property walk\-throughs to verify completion and document before/after conditions.
  • Maintain a Renovation Tracker summarizing progress, cost, and completion timelines for ownership.
  • Support efforts to improve renovation workflow, cost control, and property readiness.
  • Collaborate with the virtual property manager on backend data entry, reporting, and document management.
  • Administrative \& Reporting Support (15%)

  • Assist with invoice reconciliation, budget tracking, and vendor documentation.
  • Generate monthly reports summarizing leasing, occupancy, and renovation performance.
  • Maintain accurate records for vendor contracts, inspection results, and financial transactions.
  • Coordinate with Thrive’s finance and marketing teams on reporting, payment processing, and promotional initiatives.
  • Support seamless communication between ownership, onsite operations, and corporate departments.
  • Resident Relations \& Community Wellness (5%)

  • Foster strong resident relationships and respond to issues promptly.
  • Support light community initiatives or nonprofit engagement events that enhance resident experience.
  • QUALIFICATIONS

  • Active Wisconsin Real Estate License (or ability to obtain within 90 days preferred).
  • 2\+ years of experience in leasing, property management, or housing\-program coordination.
  • Familiarity with Section 8 / HUD housing processes and inspections preferred.
  • Strong communication, organizational, and follow\-through skills.
  • Proficiency with Microsoft 365 Suite and property management software (e.g., AppFolio, Buildium).
  • Reliable transportation and valid driver’s license required.
  • COMPENSATION \& ADVANCEMENT

  • Salary: $62,500/year (equivalent to $30/hour), paid bi\-weekly.
  • Team members typically receive a meaningful annual holiday bonus as part of Thrive’s commitment to recognizing exceptional work and celebrating the company’s success each year.
  • Growth Path: Eligible for promotion to Business Operations Director within 18–24 months based on performance and leadership development.
