A Residential Property Management Firm in Alpharetta, GA is seeking a customer\-focused Maintenance Coordinator / Field Inspector to join our growing team. This role is ideal for someone who enjoys being both in the field and in the office, delivering excellent service while ensuring properties are well\-maintained and residents feel supported.

You will be an integral part of the team, working closely with the Leasing Manager, Property Manager, and vendors to ensure a seamless experience for residents and property owners. The right candidate is detail\-oriented, responsive, tech\-savvy, and takes pride in clear communication and high\-quality service.

Key Responsibilities:

Customer Service \& Communication

  • Serve as a primary point of contact for residents and owners regarding maintenance and property\-related needs
  • Provide timely, friendly, and professional updates on all maintenance requests
  • Set clear expectations and ensure a positive customer experience from initial request through completion
  • Answer phones and assist walk\-in clients with a service\-first mindset
  • Field Inspections \& Property Oversight

  • Conduct move\-in and move\-out inspections and prepare detailed reports with photos
  • Perform routine and drive\-by inspections to assess property condition and tenant compliance
  • Check vacant properties for security, cleanliness, and move\-in readiness
  • Identify maintenance needs proactively and communicate recommended solutions
  • Document all inspections thoroughly using mobile apps and property management software
  • Maintenance Coordination

  • Coordinate and schedule repairs with vendors for open work orders
  • Meet vendors on\-site and oversee repair work as needed
  • Review completed work to ensure quality and satisfaction
  • Monitor and follow up on open maintenance tickets through completion
  • Maintain accurate and detailed records in the property management system
  • Route invoices for approval and close completed maintenance tickets
  • Leasing \& Property Support

  • Take and upload photos for new rental listings
  • Install, remove, and manage lockboxes on vacant properties
  • Support leasing and property management team with on\-site needs
  • Vendor \& Administrative Support

  • Build and maintain strong vendor relationships
  • Research and onboard new vendors as needed
  • Track vendor compliance, including insurance certificates
  • Manage home warranty renewals and maintenance agreements
  • Coordinate incoming/outgoing mail and general administrative tasks
  • Qualifications:

  • Strong customer service background with a professional, upbeat demeanor
  • Excellent communication, organization, and follow\-up skills
  • High attention to detail and ability to prioritize tasks effectively
  • Comfortable working both in the field and in an office setting
  • Tech\-savvy and able to use mobile apps for inspections and reporting
  • Working knowledge of residential maintenance and repairs preferred
  • Requirements:

  • Valid Georgia Driver’s License with a clean driving record
  • Ability to travel locally for property inspections and vendor meetings
  • High School Diploma or equivalent (preferred)
  • Preferred Experience:

  • 2\+ years in property management, maintenance coordination, or residential repairs
  • 3\+ years in customer service or client\-facing roles
  • Pay: $20\.00 \- $21\.00 per hour
