Job Summary
The HVAC (Heating, ventilation, and air conditioning) technician provides adequate climate control to campus facilities through the on\-going maintenance of the mechanical systems. The technician also supports the food service / kitchen equipment of the campus.
Essential Responsibilities
HVAC \& Kitchen Equipment
- Diagnoses causes of problems and/or failures in heating/air conditioning systems for the purpose of identifying equipment and/or systems repair and/or replacement needs.
- Fabricates equipment parts for the purpose of meeting specialty needs and/or replacing unavailable parts.
- Inspects HVAC \& kitchen systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc.) for the purpose of evaluating condition, identifying necessary repairs and recommending and performing preventive maintenance.
- Installs heating and air conditioning equipment and systems for the purpose of providing enhanced and/or upgraded capabilities.
- Performs routine and preventive maintenance as needed for the purpose of ensuring the ongoing functioning of HVAC systems.
- Repairs heating and air conditioning systems and/or components (e.g. pumps, motors, air handlers, fan coils, piping, etc.) for the purpose of ensuring a comfortable campus environment.
- Requests equipment and supplies for the purpose of maintaining inventory and ensuring availability of items required to complete the necessary installation and/or repair.
- Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns.
- May also make adjustments to room temperatures via computer from remote locations (i.e. home).
- Transports a variety of tools, equipment and supplies for the purpose of ensuring the availability of materials required at job site.
- Assists with the general repair and maintenance of campus facilities in the areas of plumbing, fire safety, HVAC and kitchen equipment, and general maintenance.
- Follows building codes and operates tools and equipment safely.
- Follows departmental, College, and OSHA policies and procedures to ensure safe practices.
- Participates in required, monthly safety training meetings; participates in equipment operation training, as appropriate.
- Retrieves new work via electronic database; closes work orders in system when work is complete.
- Keeps an inventory of stock materials and works with the team lead and shop manager to ensure materials needed are ordered.
- Maintains work vehicle and ensures it's in functional working order.
- All employees in Facilities Services are expected to protect and maintain all College property and the people who come to SMC to learn, live, work and visit. Therefore, the following are required:
- Ability to read, write and speak English.
- Must have some basic computer skills for the use of email and the electronic work order system.
- Must be able to use trade\-specific tools and have an understanding of the building/ electrical codes.
- Must be able to use a number of electrical and other mechanical diagnostic tools and devices.
- Specific knowledge\-based competencies required to satisfactorily perform the functions of the job include: indoor air monitoring equipment and interpret resulting data.
- Standards for design and construction.
- Air conditioning and heating codes.
- Hazards and safety precautions; and refrigerant handling and disposal.
- The Facilities Services department operates 24 hours per day, 7 days a week, 365 days per year. Therefore, swing, weekend, and emergency shifts are required.
- Facilities Services employees are considered critical employees and will be required to assist the College in the event of campus emergencies.

+ Proactively identify, report or resolve any and all safety issues as quickly as possible
+ Proactively identify issues related to code compliance and report them to the appropriate supervisor or Director as soon as possible
+ Ensure the campus is clean and orderly
+ Return furnishings and other equipment to their places when moved by members of the community or after scheduled events
+ Take care to ensure College property is not compromised due to propped doors, broken locks, or left out in the rain or weather.
+ Work proactively to reduce opportunities for theft and vandalism.
+ Ensure that our campus facilities achieve the greatest amount of "up time," meaning all services and utilities provided shall have minimal disruption in service.
+ Disruptions in service shall be well\-planned with constituent groups and result in the least impact to the campus.
Other Duties as Assigned
Experience and Qualifications
Education: High school diploma or GED required. HVAC, kitchen and other mechanical education and training.
Experience: Minimum of five (5\) years of experience working in the HVAC/mechanical systems trades. Must have experience pressurizing and evacuating coolant from HVAC systems.
