Property Manager Job summary: Oversee on\-site property operations, resident service, leasing workflow, rent collection, work\-order coordination, inspections, and local compliance for an assigned Public Housing property or cluster.

Key responsibilities

· Manage office operations, resident communications, move\-ins, move\-outs, recertification tracking, and lease\-file completeness.

· Maintain resident data in property\-management systems, including leasing activity, certifications, work orders, rent, and fee collections.

· Track delinquency, issue notices, coordinate lease enforcement activity, and document resident interactions.

· Coordinate unit turnovers, housekeeping inspections, annual unit inspections, and resident service follow\-up.

· Partner with maintenance staff to prioritize emergency and routine work orders and keep common areas inspection\-ready.

· Prepare weekly and monthly site reports for leadership and HABC.

Minimum qualifications

· 3\+ years of property management experience; affordable housing or public housing preferred.

· Knowledge of leasing, resident relations, delinquency control, and basic compliance documentation.

· Experience with housing software, Yardi/OneSite/RealPage/Elite or similar preferred.

· Strong customer\-service mindset and written documentation skills.

Assistant Property Manager / Leasing Specialist

Minimum qualifications

· 2\+ years of leasing, assistant property management, or affordable housing administrative experience.

· Strong customer service, organization, and follow\-through.

· Comfort with resident\-facing office work, file management, and collections support.

· Bilingual English/Spanish is a plus.

Additional Duties

  • Manage daily property operations, including leasing, rent collection, and tenant communications to ensure high occupancy rates and tenant satisfaction
  • Conduct property tours, lease negotiations, and upselling of available units to prospective tenants
  • Oversee lease administration, including preparing contracts, renewals, and ensuring compliance with legal requirements such as Landlord\-tenant law and Section 8 regulations
  • Coordinate property maintenance requests and facilities management using tools like Yardi or OneSite to track work orders and ensure timely resolution
  • Maintain accurate data entry and filing of tenant records, legal documents, and financial transactions in property management systems such as Yardi or CMMS software
  • Enforce Fair Housing regulations and resolve conflicts effectively through strong conflict management skills
  • Assist with legal administrative tasks related to lease agreements, contracts, and compliance documentation
  • Skills

  • Proven experience in property management or real estate administrative roles with knowledge of LIHTC (Low\-Income Housing Tax Credit) programs and Section 8 housing policies
  • Strong understanding of Landlord\-tenant law, Fair Housing regulations, and legal administrative procedures
  • Proficiency with property management software such as Yardi, OneSite, or similar platforms for data entry, leasing management, and facilities oversight
  • Excellent customer service skills with professional phone etiquette and the ability to build lasting tenant relationships
  • Effective negotiation skills for lease agreements and contract discussions
  • Ability to handle conflict resolution tactfully while maintaining professionalism under pressure
  • Experience in property maintenance coordination, facilities management, and basic office administrative tasks such as filing and data entry
  • Knowledge of sales techniques and upselling strategies to maximize leasing opportunities
  • Familiarity with CMMS (Computerized Maintenance Management System) tools for tracking maintenance requests
