Controller (Part\-Time) — Commercial Construction Joining American Builders is a commercial general contractor based at One World Trade Center. We build interior fit\-outs across Manhattan and the surrounding boroughs: retail spaces and corporate office renovations, most in occupied buildings and on tight cycles. We just landed several new projects, and we are tightening up the back office to keep pace. THE JOB IN ONE PARAGRAPH You own the accuracy of our numbers. You run construction job costing, close the month, build the WIP schedule, and put a clean financial picture in front of ownership every month. You work directly with ownership, not three layers below it. This is a control seat, not data entry, and it is part\-time to start. WHAT YOU WILL OWN \- Job costing. Cost by project and phase, real gross margin by job, not a guess. \- WIP. Build and maintain the monthly work\-in\-progress schedule and tie it back to the general ledger so the monthly numbers mean something. \- The close. Own the monthly close and deliver it on a schedule people can count on. \- Reconciliations. Monthly bank and credit card reconciliations across every account. \- Payables discipline. Subcontractor billing, retainage, lien waivers, and insurance certificates current at the point you pay. \- Reporting. A monthly package ownership can actually read: job\-level P\&L, WIP, cash, AR and AP aging, and margin against estimate. You present it and you flag problems early. WHAT YOU WILL NOT OWN Accounts receivable, collections, tax filings, and the year\-end financial statement review stay with our outside firm. Percentage\-of\-completion revenue recognition is a year\-end reporting adjustment handled at the audit, not something you run daily in QuickBooks. Payment release stays with ownership: you prepare, ownership approves. You are not expected to carry those. WHAT THE WORK ACTUALLY LOOKS LIKE We would rather you knew this now than find out in month two. \- Hours: part\-time to start, roughly 8 to 12 hours a week, heavier up front while we get the books where they need to be, then steady. \- Where you are: remote for the routine work. On\-site at One World Trade Center about once a month to walk ownership through the numbers in person. This is not a fully remote seat. \- The books today: they need work. Part of why we are hiring is to get job costing and WIP reporting to a place we can trust month to month. \- Who you work with: ownership directly, our senior operations lead, and our outside CPA. \- Rhythm: fast company, eight to twelve projects moving at once. The accounting has to keep up with the field, not the other way around. WHAT YOU NEED TO HAVE \- Controller or senior accounting experience at a construction company. General commercial accounting is not the same thing, and this job will show the difference fast. \- You have done job costing by project and phase and you have built a WIP schedule yourself. \- AIA progress billing (G702/G703\), retainage, and change orders. \- You own bank and credit card reconciliations across multiple accounts, start to finish. \- QuickBooks Online. \- New York contractor compliance: certified payroll, prevailing wage, workers' comp audit prep, and sales tax on capital improvements. \- Located in the New York metro area and able to be at our Lower Manhattan office once a month. \- You say the number straight, even when it is not the number ownership wants to hear. \- Legal authorization to work in the United States. WHAT WILL SET YOU APART \- You have set up or converted a set of books to a construction basis, not just worked inside one someone else built. Useful, not required. \- You have put together a lender or surety package before. \- Procore or a comparable construction platform. We run Procore. \- You have managed the outside CPA relationship and held it to scope. WHO DOES WELL HERE Someone we can support rather than supervise. You take the handoff and run with it, you tell us what you need, and you do not answer a request with a job description. No bureaucracy here and no appetite for politics. We want someone who tracks down the answer rather than waiting to be told, and who wants the finance function to grow as we do. WHERE THIS ROLE GOES This starts part\-time. As the company grows, so does the seat: more hours, a full\-time controller function, and eventually accounting support reporting to you that you would help hire and train. If you want to stay part\-time long term, that is a fine answer, but we should both know it going in. COMPENSATION \- Rate: $45 to $60 per hour, depending on experience \- Engagement: part\-time to start. W\-2 or 1099 to be confirmed. \- Location: remote, with monthly on\-site time at One World Trade Center The range above is the good\-faith range for this position as required under NYC Local Law 32\.
