Responsibilities:

The Accounts Receivable Associate is responsible, under the direction of the Accounting Manager, for the administration of accounts receivable and other administrative duties in accordance with all company policies and procedures and all applicable Fair Housing and Human Rights statutes.

ESSENTIAL JOB FUNCTIONS:

  • Oversee the $6M voucher process at Manhattan Plaza related to resident rent subsidies, ensuring accurate and timely management of financial transactions.
  • Serve as HUD Operations point of contact for vouchers: discrepancy fixes, status updates, documentation needed, etc.
  • Create, submit, \& track all Section 8 special claims for vacancy, and unpaid rent \& damages. Create and provide accurate monthly claims tracking reports for submission to leadership.
  • Oversee \& resolve all resident account inquiries via phone and email within 24 hours of inquiry or delegate to appropriate department if needed.
  • Collect cash receipts (checks/money orders only), and maintain accurate up\-to\-date cash receipt postings at the site.
  • Process accurate, timely security deposits.
  • Complete and finalize resident final account statements after move\-out, and oversee all aspects of security deposit refunds.
  • Leverage Excel and data analysis to ensure accurate tenant billing in the accounts receivable software, processing recurrent and non\-recurrent charges and verifying results with detailed data analysis.
  • Oversee all aspects of residential delinquency tracking \& internal reporting.
  • Maintain accurate tenant arrear records, submit delinquent accounts to attorneys, and submit delinquent accounts to collections agency after move\-out.
  • Track and maintain accurate reporting for all non\-payment legal cases with attorneys.
  • Assist with the coordination and monitoring of internal and HUD rent repayment agreements (may require coordination with other department managers).
  • Oversee all aspects of generating and send monthly rent bills to residents using accounts receivable software.
  • Miscellaneous related duties, as assigned.

    ANTICIPATED SALARY RANGE:

  • $38\.46 \- $43\.27 / hour
  • Annual Performance Bonus
  • This position is non\-exempt, meaning eligible for overtime pay*

    This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off. Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position. About Manhattan Plaza:

    Located just west of Times Square, Manhattan Plaza is a unique community housing 1,689 units, where 70% of our residents are performing artists. It's a home for creativity and culture, surrounded by the vibrancy of New York's arts scene. In addition to housing, we have 14 commercial tenants and three businesses, fostering a dynamic environment where life and art converge.

    Qualifications:

    * Intermediate to advanced knowledge of Microsoft Excel, and the ability to analyze large quantities of data quickly using formulas such as query tool required

  • Bachelor’s degree in related field preferred
  • * Strong numeric detail orientation and comfort reconciling large AR datasets required

  • Advanced knowledge of HUD Section 8 guidelines, special claims for vacancy, unpaid rent, damages, and overall HUD voucher experience is strongly preferred
  • Knowledge of Real Page OneSite is a plus.
  • Property management experience preferred
  • Ability to prioritize and handle multiple tasks, and operate effectively in a high\-volume environment
  • Excellent follow\-up with the staff, site personnel, management and/or vendors required
  • Spanish speaking is a plus
  • Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem\-solving, while continuously engaging in learning and development to enhance performance; fosters collaboration and a resident\-centered environment, ensuring empathy, respect, and cross\-functional success in all interactions.
