Key ResponsibilitiesScope of Work Site OperationsProperty Care Proactive Property Management: Walk the site regularly, conducting thorough walkthroughs to ensure top\-notch curb appeal, cleanliness, and structural condition. Take initiative to resolve maintenance, building, concrete, or asphalt issues before they become major projects. Work OrderVendor Leadership: Oversee work orders and vendor projects to guarantee prompt, high\-quality resolution and strong accountability. Asset Protection: Protect property value and owner investment by managing operating budgets thoughtfully, reviewing invoices carefully, and seeking efficiencies across operations. Leasing, Resident ExperienceCompliance End\-to\-End Leasing Management: Guide the entire resident journey\-from application intake and lease creation to seamless move\-ins, renewals, and departures. Resident EngagementRetention: Deliver warm, responsive service at every interaction. Handle resident feedback and resolve issues empathetically to create a welcoming home environment and drive long\-term retention. Regulatory Compliance: Uphold Fair Housing standards and internal leasing policies rigorously. Submit compliance\-related files accurately and on schedule. FinancialAdministrative Precision Accounts Receivable Oversight: Monitor AR reports, address delinquencies promptly, and keep precise records of all credits and outstanding balances. PayrollTime Tracking: Review timecards accurately, assist with payroll coordination, and track team performance milestones. Ownership Ethic: Focus on getting the job done right each day, prioritizing task closure and operational quality over rigid hours. Leadership, TeamSafety Reliable Leadership: Lead by example through dependable attendance and an engaged daily presence for your team and residents. Team Mentorship: Guide and motivate onsite maintenance and leasing team members, building a culture of respect, open feedback, and shared pride. Clear CommunicationSafety: Maintain clear, constructive communication across departments while enforcing OSHA safety regulations and internal standards. QualificationsKey Competencies Experience: Background in property management or real estate operations preferred, or proven success in site\-level leadership roles (e.g., General Manager, Assistant Manager, Operations Lead, or Supervisory roles) directing teams, managing vendor relations, driving resident satisfaction, and overseeing property budgets. Work EthicMindset: Strong personal drive, highly reliable attendance, and a results\-focused approach to taking full ownership of your property. Core Competencies: Excellent attention to detail, financial intuition, proactive problem\-solving skills, and the ability to inspire trust across teams and residents.
