Job Title: Transaction Coordinator (Contract) Company: Land Investing Solutions (LIS) Location: Remote (U.S.\-based preferred) Compensation: $22–$28/hour \| 1099 Independent Contractor Employment: Independent Contractor — 1099

Role Overview

The Transaction Coordinator (TC) is the engine behind every successful closing at LIS. This role manages the administrative and logistical flow of real estate transactions from contract to close, with a strong emphasis on title process management, legal documentation, and keeping every deal moving forward without delays.

The ideal candidate understands how all the moving pieces fit together — deeds, loans, title insurance, legal requirements — and knows how to keep everyone aligned, accountable, and informed. You are highly organized, proactive, legally literate in real estate matters, and confident navigating both documents and people.

If a deal stalls, you don't wait for direction — you identify the problem and drive resolution.

Key Responsibilities

* Title Company Coordination: Serve as the main point of contact with title companies. Manage title commitments, resolve issues, and ensure accuracy in title insurance and closing statements.

* Legal Coordination: Understand how transactions legally flow — from deed transfers to title commitments. Communicate effectively with attorneys, title officers, and county offices. Identify and resolve legal or contractual issues before they threaten a closing.

* Document Oversight: Collect, track, organize, and distribute all required documents (contracts, disclosures, deeds, loan docs, etc.). Nothing falls through the cracks.

* Transaction Management: Oversee the entire transaction lifecycle — tracking key dates, ensuring compliance, and maintaining accountability across all parties.

* Lender Liaison: Coordinate loan documentation, timelines, and ensure funding aligns with transaction deadlines.

* Clear Communication: Facilitate seamless communication between all parties: buyers, sellers, lenders, title reps, realtors, attorneys, and internal teams.

* Problem Solving: Proactively identify issues and resolve them before they delay or derail a closing.

* Closing Preparation: Ensure all pieces are in place for a timely, clean closing with no surprises.

* Systems \& Process: Maintain accurate records in Airtable (our CRM) and help refine transaction workflows over time.

* Confidentiality: Handle all sensitive legal and financial documents with strict discretion and compliance.

  • What We're Looking For

    Candidates will be screened on two primary competencies. Both are required — if you cannot demonstrate them clearly, this role is not the right fit.

    1\. Organization \& Data Management (Required)

  • Extreme attention to detail — errors in this role have real financial and legal consequences
  • Disciplined document tracking — every file, version, and deadline managed without being reminded
  • Able to manage multiple simultaneous transactions at different stages without losing accuracy or momentum
  • Experience with Airtable, Google Workspace, or similar systems for managing transaction records
  • 2\. Real Estate Knowledge (Required)

  • 2\+ years in real estate transaction coordination, escrow, title, or lending
  • Understands how real estate transactions work legally — deeds, loans, title insurance, title commitments, and closing statements
  • Comfortable communicating with attorneys, title officers, lenders, and county offices
  • Recognizes when a legal or title issue is developing and knows the right steps to resolve it
  • 3\. Communication \& Professionalism

  • Can speak the language of attorneys, lenders, and title reps — and explain processes clearly to all parties
  • Handles pressure, deadlines, and sensitive information with poise and discretion
  • Proactive and self\-directed — comfortable working remotely with minimal supervision
