CONSTRUCTION SUPERINTENDENT Location: Chicago, Illinois Compensation: $60,000 \- $80,000 \+ Performance Bonus Employment Type: Full\-Time Reports To: Project Manager Works Closely With: CEO POSITION SUMMARY Sunshine Management is a Chicago\-based real estate development company focused on workforce housing, attainable homeownership, and community revitalization. We develop ground\-up residential 2\-3 unit projects on Chicago's South and West Sides. We are seeking a Construction Superintendent to oversee multiple active construction projects simultaneously and serve as Sunshine Management's primary field representative throughout Chicago. This role is responsible for day\-to\-day construction activities from permit issuance through project completion and stabilization. This is a hands\-on field leadership role responsible for coordinating subcontractors, managing construction activities, ensuring quality, maintaining safety, passing inspections, and keeping projects moving forward. This is not a Project Manager position. ABOUT OUR PROJECTS Typical projects include: Ground\-up 2 \& 3\-Flats Missing Middle Housing Project values generally range from approximately $500,000 to $5 million. Projects are located on the South and West Sides of Chicago. These communities are undergoing revitalization and require strong problem\-solving skills, adaptability, professionalism, and a commitment to delivering quality housing. POSITION AUTHORITY The Construction Superintendent has authority to: Direct subcontractor activities on site Coordinate daily field operations Stop unsafe work Reject defective work Enforce schedule commitments Coordinate inspections Manage field sequencing Require subcontractors to correct deficiencies Escalate performance issues The Construction Superintendent does not have authority to: Execute contracts Approve change orders Commit company funds Execute purchase orders Modify project budgets Negotiate lender matters Hire or terminate subcontractors ROLE OVERVIEW Sunshine Management utilizes a centralized Project Manager who oversees administrative project management functions. The Construction Superintendent serves as Sunshine Management's primary field representative throughout Chicago. This role is responsible for ensuring field execution aligns with project schedules, plans, specifications, budgets, quality standards, and company expectations. The Superintendent will typically oversee 3\-8 active projects simultaneously, depending on construction phase and project complexity. PRIMARY RESPONSIBILITIES Site Management Represent Sunshine Management professionally with neighbors, community stakeholders, city inspectors, and public officials encountered on site Open and close jobsites daily Maintain organized, secure, and professional jobsites Coordinate site logistics and material staging Manage site access and deliveries Ensure projects remain inspection\-ready Verify manpower and subcontractor presence Subcontractor Management Coordinate all subcontractor activities Conduct trade coordination meetings Manage sequencing between trades Resolve field conflicts Enforce scope compliance Hold subcontractors accountable for production, quality, and schedule Schedule Execution Execute project schedules Maintain short\-term look\-ahead schedules Monitor production progress Identify schedule risks early Develop recovery plans for delays Coordinate milestone activities and inspections Quality Control Review work for compliance with plans and specifications Conduct quality inspections Identify deficiencies before inspections occur Manage punch list completion Ensure company quality standards are met Safety Management Enforce site safety requirements Conduct routine safety inspections Monitor OSHA compliance Address unsafe conditions immediately Report incidents and corrective actions Inspection Coordination Schedule inspections Meet inspectors on site Coordinate correction items Verify completion of inspection requirements Maintain inspection records Coordinate directly with City of Chicago inspectors and utility representatives as required Field Documentation Submit daily field reports including manpower, completed work, inspections, material deliveries, safety observations, and issues requiring escalation Progress photos Site logs Inspection logs Deficiency tracking Weekly field updates Material Coordination Verify delivered materials Identify shortages Confirm quantities and specifications Monitor material usage Coordinate storage and protection Verify materials are available before scheduled work begins Identify material shortages before they impact production Communicate procurement risks immediately Communicate material needs to the Project Manager Field Problem Solving Resolve field conflicts Identify constructability concerns Coordinate solutions with architects, engineers, and the Project Manager Escalate major issues quickly Prevent work stoppages whenever possible PRECONSTRUCTION \& FIELD READINESS The Construction Superintendent plays a critical role before construction begins and is responsible for providing field leadership throughout preconstruction.
