Director of Operations – Renovations \& Property Operations

Property Rush exists to become the go\-to turnkey place for real estate investors. We help investors buy, renovate, lease, and manage rental homes without the chaos. We’re building a company where execution is consistent, communication is tight, and owners/tenants feel taken care of.
The Opportunity
We’re hiring a Director of Operations to run the day\-to\-day engine of the business—especially renovations, turns, vendor performance, and operating cadence—so the founder can shift from being in the weeds to spending the majority of time on growth (marketing, sales, acquisitions/dispo).
This role is for someone who wants to be measured by outcomes—not activity—and wants meaningful upside tied to performance.
Total Compensation (OTE): $130,000 – $180,000
Comp includes performance incentives tied directly to measurable outcomes.
What You’ll Be Accountable For
Scorecard — Your 5 KPIs
You will own these 5 company\-critical metrics:
- + 80% of Department KPIs Achieved Monthly
- + 95% of Renovation Projects Delivered On Time AND Within ±5% of Budget
- Build and manage the operating cadence (weekly KPI meetings, dashboards, priorities) so departments hit targets
- Improve renovation delivery systems (scope standards, vendor accountability, scheduling, quality control)
- Own cash flow forecasting discipline and operational budget oversight
- Build a high\-performance culture through hiring, training, coaching, and accountability
- Upgrade owner and tenant experience through better workflows and communication
- Lead department managers (property management, maintenance, leasing, renovations/turns, admin)
- Track KPI performance weekly; coach leaders to close gaps quickly
- Oversee vendor/contractor performance, pricing, and reliability
- Ensure smooth leasing/turnovers, maintenance workflows, and inspection standards
- Establish and maintain SOPs across core workflows
- Own escalation management for high\-stakes owner/tenant issues
- Partner with leadership on scaling plans, capacity planning, and headcount
- Build repeatable systems, not just put out fires
- Take extreme ownership: if it’s yours, it gets done—and measured
- Can lead people with clarity, firmness, and respect
- Know how to run scorecards, dashboards, meetings, and accountability rhythms
- Can manage multiple workflows (renovations, maintenance, leasing, customer service) without losing quality
- Communicate clearly—internally and with owners/investors
- Care about culture: you build teams that perform and stay
- 3\+ years leading teams (multi\-department leadership preferred)
- Experience managing renovation/rehab/turn projects (vendors, budgets, timelines)
- Strong understanding of unit economics (vacancy loss, turn costs, maintenance cost controls)
- Comfortable with property management software (AppFolio, Buildium, Rent Manager, etc.)
- Strong project management \+ process documentation (SOP creation)
- US\-based and able to work in a real\-time cadence with vendors/field teams

What Success Looks Like
In your first 90 days, you’ve created operational clarity: KPIs are visible and reviewed weekly, priorities are disciplined, the renovation/turn pipeline is tracked end\-to\-end, vendor accountability is established, and communication rhythms are consistent. The team knows what “winning this week” looks like and how their work impacts the scorecard.
Within 6–12 months, Property Rush runs on systems—not heroics. Renovation delivery becomes predictable, cash flow forecasting is reliable, employee engagement stays high, and owners/tenants consistently report a premium experience. The founder is no longer the hub for operational decisions and can focus heavily on growth.

Benefits Compensation
This role offers a base salary of $90,000 annually, plus performance\-based incentives, with total annual earnings potential of $130,000 to $180,000.
Comp includes performance incentives tied directly to measurable outcomes.
