We are a lean, tech\-forward propery management team built for the modern era. We use proprietary software and automated workflows to handle the administrative busywork (like auto\-routing standard maintenance, automated rent reminders, and streamlined owner reporting) so our team can focus strictly on high\-level portfolio performance and physical property standards.
We are launching operations with an immediate 500 unit portfolio. We are looking for our founding Operational Lead to run the physical footprint of this portfolio, working in tandem with the two founders who function as full\-time co\-property managers.
The Opportunity \& Team Structure
You will be working directly alongside two other full\-time property managers (the founders). While they handle the backend system execution, software architecture, financial reconciliations, and high\-level client strategy, your primary mandate is to be the ultimate custodian of the physical portfolio. You will work from a hybrid home office/field model. Because your partners handle the administrative friction, you are freed up to focus on elite, local execution. As you master the physical footprint, we will hand you as much backend operational responsibility as you have the bandwidth and desire to take on.
What You’ll Do (The Core Local Responsibilities)
Unit Turns \& Quality Control: Perform thorough move\-out inspections, manage the turn schedule, complete final QC checks, and officially release pristine units to our leasing team for marketing.
Move\-In Coordination: Ensure units are 100% rent\-ready, facilitate new resident move\-ins, meet new tenants on\-site to verify IDs, and execute the physical key exchange.
Property Inspections \& Walks: Complete routine property walks to proactively identify and report maintenance needs, ensuring common areas meet institutional standards.
Vendor \& Property Access: Serve as the primary local point of contact to provide vendor access, accompany inspectors (insurance, city, code enforcement).
On\-the\-Ground Compliance: Assist with the physical posting of legal notices (3\-Day Notices to Pay or Quit, water shut\-offs, etc.) and coordinate field\-level collection efforts when necessary.
Who You Are
The Experience: 2\+ years of multi\-family property management experience. (Assistant PMs who are absolute rockstars in the field and ready for a major career leap are highly encouraged to apply).
The Geography: You must live in or immediately adjacent to Oakland/the East Bay. This role requires rapid deployment to properties for vendor access and site walks; a long commute across a bridge will not work.
The Tech Stack: Familiarity with AppFolio is a major plus. You like using technology to make your job faster and more organized.
The Mindset: High\-energy, organized, and autonomous. You take pride in walking into a unit and spotting the one thing that isn't perfect.

Pay: $70,000\.00 \- $90,000\.00 per year
