The Housing Specialist III supports residents and ensures compliance with public housing regulations by managing recertifications, rent calculations, and resident files. This role serves as a key point of contact for residents and works closely with internal teams to maintain accurate records and consistent policy application.

Minimum Qualifications
Three years of experience in administrative services, housing management, real estate, or social services.
EXPERIENCE SUBSTITUTION:
Every 30 semester hours earned from an accredited college or university will substitute for one year of the required experience.

Job Duties and Other Information
Job Duties:
As a Housing Specialist 3, you will:
Keeps records and prepares reports related to the assistance of families, housing assistance payments, participating landlords, and renting units.
Interviews and advises applicants seeking admission to the housing program, and counsels tenants to ensure compliance with Tenant Occupancy Regulations.
Initiates and maintains relationships with various community agencies and committees which provide leadership, services and programs to meet tenant needs.
Prepares reports and instructional materials; processes all correspondence pertaining to community relations.
May prepare applications on behalf of applicants; reviews all documents required of applicants.
Certifies the eligibility of applicants and assigns them to proper housing.
Maintains documentation according to established program guidelines.
Verifies income and housing status through written inquiry or telephone contacts.
Makes computations to determine eligibility and recertifications.
May assist in resolving complaints from tenants by conducting informal counseling.
Answers questions and gives information related to the housing program.
Conducts applicant briefing sessions.
Conducts workshops and makes presentations to owners and tenants about the housing program.
Maintains computerized records and databases on client and housing information.
Reviews financial reports and delinquent accounts and negotiates with property owners concerning rent amounts and claims in accordance with program guidelines, including monthly preparation of warrants to Finance department for payment.
Prepares requisitions for the purchase of supplies or materials.
Adjusts and collects rent according to established policy.
Conducts surveys and investigations for the relocation of tenants.
May perform inspections on housing units in the program, coordinate to make necessary repairs within a specified length of time, and re\-inspect the unit to assure compliance with rules and regulations.
